Why Should I Avoid In-House Repairs?

When it comes to roof repairs, it might seem easier to have your in-house maintenance team make the fix a quick fix. However, in most cases, this will end up taking more of your time and increasing your risk. As Director of Operations and Sales at RoofingSource, I further explain why you should leave roof repairs to the professionals and the advantages that come along with doing so.

Mitigate Your Risk - Use The Professionals

  • Decrease the risk of injury. You don’t want to expose your employees to the hazards of falling that come with accessing and fixing a roof. Liability comes with ascending/descending a ladder, working along the edge of a roof and also slipping on a new TPO, PVC or silicone coated roof system. They have not been trained in the best practices of roofing and warned of its risks. Your employee's time is more valuable with customer-facing items that present far less risk. I recommend your in-house staff keep their feet on the ground and address items that are client facing such as keeping the restaurants clean and orderly. Moving forward more than ever, clean facilities will be extremely important. Instead of exposing your team to potential injuries and time associated with roof repairs, leave it to the professionals.

  • Save money. Sometimes it creates more harm than good to have your maintenance team complete repairs, because the quality of their work will not be of the same caliber of a reputable contractor. Many times owners have their internal maintenance staff prioritize responsibilities/projects that directly impact the operation of the restaurants. (Leaving roof repair to be at the bottom of the list). Additionally, If the wrong products or procedures are used to complete repairs, it’s even more expensive to reverse the damage of incorrect procedure. For example, in the winter months maintenance teams will remove snow and ice with a spade shovel which can cause roof leaks to get worse. Pictured below is an example of incorrect procedure with asphalt being used on TPO.

  • Preserve your roof warranty. If you have a valid warranty on your roof and your maintenance team makes a mistake or damages your roof, your roof is NO LONGER covered under its manufacturer’s warranty. Warranties are only covered from work completed by certified contractors. (RoofingSource is a certified contractor for installation and warranty repairs for all major manufacturers.).
