How Can I Reduce My Rooftop Risk?

Just because your rooftop is out of sight, it should not be out of mind. Unmaintained or ignored roofs can present risks for both your building and your business.   • Avoid slips, trips, & falls - A leaking roof can leave you vulnerable to a possible lawsuit or Workers' Compensation claim. In order to reduce your exposure, proper documentation of preventative maintenance and leak repairs is key in order to prove you have the necessary measures in place. Unnecessary debris on the rooftop can also lead to risks for employees and vendors that access the roof. Avoid using the rooftop for storage and make sure job-related materials are removed after service (HVAC filters, hoses, buckets, etc), Not only can this type of debris act as a slip, trip, and fall hazard, but they can also contribute to accidental roof damage which can be avoided by keeping the roof clear.

  • Reduce the chance of a fire - When you’re serving more fresh beef, you’re producing more grease. More grease means a greater risk of a fire if it is not properly contained and regularly cleaned. Despite many grease containment systems being “out of sight”, ensure it’s not out of mind by routinely checking that it is functioning properly.

  • Eliminate the chance for employee injuries - Often, building owners will send untrained employees on the roof to make a “quick fix,” and unintentionally put them in a dangerous situation. You’re encouraged to leave roofing to the professionals.

  • Prevent expensive damage to rooftop units - Your roof contains sensitive and expensive equipment like HVAC units, satellites, condenser units more. The less foot traffic on the roof the better. Eliminate the risk of costly damages to these high-cost units by limiting who has access to the roof.

  • Do not void your material warranty - Many times building owners unknowingly void their roofing material warranty when unauthorized third parties make repairs. Almost all material warranties require documented preventative maintenance during the term of the warranty. Before any service, ensure your roofing contractor of choice is certified with your particular material manufacturer (e.g. Duro-Last, Mule-Hide, GAF, Firestone, Fibertite, Carlisle, etc.)
